Real construction rates per sqm on Siargao. Cottage to luxury tier pricing with timeline estimates.

Standard villa construction rate

Building a villa on Siargao costs between ₱18,000 and ₱65,000 per square meter, depending on your quality tier. For a standard 100 sqm villa, that's ₱3,600,000 in construction costs alone, before professional fees and site work.

Those numbers come from real contractor rates on the island, not Manila pricing guides or developer marketing. Let's break it all down.

Construction Rates by Quality Tier

Here's what you're looking at per square meter across the four quality tiers, plus what a 100 sqm villa would cost at each level:

Quality TierRate per sqm100 sqm VillaDescription
Cottage₱18,000₱1,800,000Basic native-style build, open-air design
Standard₱36,000₱3,600,000Solid concrete, finished interior, reliable fixtures
Mid-Range₱45,000₱4,500,000Better materials, imported fixtures, polished finishes
High-End₱65,000₱6,500,000Architect-designed, premium materials throughout

These are per-square-meter rates for a single-story structure at 100 sqm or above. Two factors can push costs higher: going multi-story and building small. We'll cover both below.

Pro Tip
If you're building for Airbnb rental income, Standard tier is the sweet spot. Guests notice the difference between Cottage and Standard immediately. The jump from Standard to Mid-Range is harder for renters to spot in photos.

What Each Tier Gets You

Cottage (₱18,000/sqm) is your classic Siargao build. Think bamboo and wood framing, nipa or galvanized iron roofing, basic electrical, and open-air living areas. It works well for staff houses, surf shacks, or a personal retreat where you don't mind the rustic feel. You won't be listing this on Airbnb for premium rates, but it's cheap and fast to build.

Standard (₱36,000/sqm) is where most rental villa projects land. Full concrete construction, tiled floors, painted walls, reliable plumbing, and proper electrical with enough circuits for AC units. You get aluminum or PVC windows, a functional kitchen, and a bathroom that guests won't complain about. This is the baseline for a profitable rental property.

Mid-Range (₱45,000/sqm) starts to feel intentional. You're looking at higher-grade tiles or polished concrete floors, imported bathroom fixtures, better window systems, and finishing details that photograph well. Kitchens are more complete. Built-in storage is standard. If you're targeting the digital nomad market or couples looking for a premium stay, this is where you want to be.

High-End (₱65,000/sqm) is the full architect-designed villa experience. Natural stone, hardwood accents, floor-to-ceiling glass, designer fixtures, and custom millwork. Structural engineering is more complex because these designs tend to include cantilevers, infinity pools, and dramatic roof lines. Everything takes longer and costs more, but the result is a property that competes with boutique hotels.

Multi-Story Builds

Going up adds cost. Each additional story requires more structural reinforcement, scaffolding, and labor time. Here's how the multipliers work:

StoriesMultiplier100 sqm at Standard (₱36,000/sqm)
Single story1.0x₱3,600,000
Two story1.08x₱3,888,000
Three story1.15x₱4,140,000

A two-story build at Standard quality costs 8% more than the single-story equivalent. Three stories adds 15%. These multipliers apply to the total construction cost, not just the additional floors.

On Siargao, most villa projects stick to one or two stories. Three-story builds are rare outside of commercial properties. Local contractors are comfortable with two stories, but three stories means you'll definitely need a structural engineer involved from day one (which you should have anyway, but it's non-negotiable at three levels).

Pro Tip
Two-story designs give you more floor area on a smaller lot, which matters a lot in General Luna where land prices are highest. The 8% premium pays for itself when you're saving on a ₱15,000+ per sqm lot.

The Small Build Surcharge

Here's something that catches people off guard: builds under 80 sqm cost 25% more per square meter. A 60 sqm Standard villa doesn't cost ₱2,160,000 (60 x ₱36,000). It costs ₱2,700,000 (60 x ₱36,000 x 1.25).

Why? Mobilization costs. Getting a crew, materials, and equipment to your site costs roughly the same whether you're building 60 sqm or 120 sqm. Concrete mixing, formwork setup, and roof framing have fixed overhead that gets spread across fewer square meters on a small build.

Build SizeStandard RateEffective Rate60 sqm Example
Under 80 sqm₱36,000₱45,000 (with 25% surcharge)₱2,700,000
80 sqm and above₱36,000₱36,000N/A

If your floor plan is coming in around 70-75 sqm, it's worth exploring whether you can stretch it to 80 sqm. The extra 5-10 sqm might actually cost less than the surcharge on the smaller build.

Professional Fees

Construction cost is the biggest number, but you'll also need professionals. On Siargao, the standard rates are:

ProfessionalFeeBased On
Architect8% of construction costDesign, plans, construction oversight
Structural Engineer4% of construction costStructural calculations, foundation design

Here's what that looks like in practice across the quality tiers (100 sqm, single story):

TierConstructionArchitect (8%)Engineer (4%)Total
Cottage₱1,800,000₱144,000₱72,000₱2,016,000
Standard₱3,600,000₱288,000₱144,000₱4,032,000
Mid-Range₱4,500,000₱360,000₱180,000₱5,040,000
High-End₱6,500,000₱520,000₱260,000₱7,280,000

Professional fees add 12% to your construction cost. That's significant, but skipping the architect or engineer is a false economy. Building permits require stamped plans from a licensed architect and structural engineer. Beyond the legal requirement, an experienced Siargao architect knows which materials hold up in the salt air and typhoon season.

Pro Tip
Some architects on Siargao work on a fixed-fee basis for smaller projects. Ask for quotes both ways (percentage and fixed) and compare. For Cottage tier builds, a fixed fee often works out cheaper.

Build Timeline

Construction on Siargao moves at roughly 20 sqm per month as a base rate. But the actual timeline depends heavily on your quality tier, because higher-end builds require more detailed work, curing time, and finishing passes.

Quality TierTimeline Multiplier100 sqm Build150 sqm Build
Cottage0.9x~4.5 months~6.8 months
Standard1.0x5 months7.5 months
Mid-Range1.15x~5.8 months~8.6 months
High-End1.3x6.5 months~9.8 months

A 100 sqm Standard villa takes about 5 months (100 sqm / 20 sqm per month). The same footprint at High-End quality takes 6.5 months because of the 1.3x multiplier.

Two things that affect timelines on Siargao specifically: material shipping and weather. Most building materials come by ferry from Surigao City. Delays happen, especially during the amihan (northeast monsoon) season from November to March when seas get rough. Smart builders stock up on cement and rebar before the wet months.

Staff Housing

If you're building a rental villa with on-site caretakers (and you should be, for security and guest support), factor in a staff house:

TypeCost
Basic staff house₱450,000
Standard staff house₱750,000

A basic staff house is a simple structure with sleeping quarters and a bathroom. Standard adds a small kitchen, better ventilation, and more living space. Most serious rental operations go with the Standard option because good caretakers are hard to find on Siargao, and decent housing helps you keep them.
